In a breakthrough for decentralized finance and real estate integration, Australian fintech Block Earner has introduced the nation’s first Bitcoin-backed mortgage—an innovative product that allows crypto holders to access home loans without liquidating their digital assets.

The launch follows a pivotal Federal Court decision in April, which exempted Block Earner’s crypto lending services from financial product classification under the Corporations Act. This ruling enables the company to operate without a financial services license, setting a regulatory precedent that could reshape the landscape for digital asset-backed lending in Australia.

Block Earner’s mortgage model enables borrowers to use Bitcoin as collateral, held securely via Fireblocks' institutional-grade custody platform. Borrowers can receive up to 50% of a property's value in cash loans against their BTC holdings, supplemented by a conventional mortgage for the remaining balance. This new approach bypasses traditional income-based credit assessments, potentially widening property access for high-net-worth crypto holders previously sidelined by conventional banking requirements.

The innovation arrives as housing affordability continues to deteriorate in both Australia and the United States. With median home prices in Sydney reaching nearly 14 times the average household income, and U.S. home prices exceeding $420,000, alternative lending models have become increasingly relevant. Meanwhile, Bitcoin’s 87% appreciation over the past year strengthens its case as viable mortgage collateral.

Across the Pacific, U.S. regulators are also exploring similar paths. The Federal Housing Finance Agency (FHFA) recently tasked Fannie Mae and Freddie Mac with studying how crypto assets on regulated exchanges might be integrated into mortgage underwriting. A bill in Congress, H.R.4374, seeks to mandate that lenders consider digital assets when evaluating mortgage eligibility—potentially revolutionizing credit scoring and asset verification.

This convergence of crypto and real estate highlights the growing acceptance of digital assets within traditional financial ecosystems. By integrating Bitcoin into mortgage lending frameworks, institutions not only unlock new borrower segments but also diversify collateral risk.
